One of the first things I realised from my study is that many factors cannot be measured in just one season, but take a number of years to realise the economic difference... When I review the assets relating to agriculture it was easy to get finance on the depreciating assets like machinery but when looking to purchase cows or land it required more of a deposit and security backing... For a more accurate and balanced measurement of the age of our farmer population we should use the ratio of farmers less than 35 years of age compared to farmers older than 55... The objective of the report is to investigate what other countries do to assist their young farmers gain an asset in agriculture and to then formulate a financial model using the information gained to implement a program for Australia...

Farmers, I believe, will increasingly split their business structure into Asset Management and Production Management, which will operate as two separate businesses... Assets that have started at a low base and appreciate rapidly allow increases in equity as an easy source of leverage... This, I believe misses the point that the level of return of business is not important in investment decisions...

The paper firstly reviews how land values have increased over the last 20 years and the rate at which they have increased... At any one location, the difference between a good quality soil and a poor quality soil could, through its effect on yield, cut $WUE in half (from say $160/ha/100mm to $80/ha/100mm), and this difference translates to a reduction in land value of $1,280/ha ($16/ha for each unit loss in $WUE, table 1)... The combination of yield increase (600kg/ha over 20 years) and price increase ($76/t) has typically added $80/ha/100mm to $WUE. Given that each unit gain in $WUE adds $16/ha to land price (table 1), the $80 gain in $WUE contributes to a $1,280 gain ($80/ha/100mm by 16) in land price...
